How Much Does it Cost To Convert A Loft?
The starting price for a small loft conversion can be a little as £19,000
However, the average loft conversion with a rear flat roof dormer for a double bedroom and en-suite bath/ shower room costs approximately £35,000 to £45,000
A hip to gable construction will add an average of £6,000 to £8,000 to the total cost.

How do I know if my loft can be converted?
Almost all lofts can be converted. We have managed to find ways to work with many different roof designs and apex heights including both modern roof (Truss) and traditional style roof (cut & pitched).
How long will my loft conversion take to complete?
The construction stage of a loft conversion project typically takes between 6 and 8 weeks to complete depending on the size of the space. Our initial site survey will include an estimate of the overall time the project will take.
Will I need planning permission to convert my loft?
Most loft conversions do not require planning permission.
If a dormer and/ or gable construction has been designed within your Permitted Development Rights, then planning permission will not be required.
Our experienced surveyor will be able to advise whether the design falls outside of the above and may required planning permission.
Will my family need to move out while the work is in progress?
No, for most loft conversion projects you will be able to continue living at home as normal. Certain stages will be more disruptive for example when the staircase is fitted.
Will I need a dormer window built into the roof?
In many cases this may well be the best way to create useful extra space in a tight loft, and add light and outlook to a room. Some smaller lofts may require a dormer at the top of the stairs to provide the necessary headroom as you climb the stairs into your new upper floor.
Do you carry out other building work at the same time as the loft conversion?
Yes, other building work such as interior renovation, an extension or other minor alterations can be completed as part of the project.
We are not having a dormer constructed so will we need scaffolding?
Yes, with all of our conversions scaffolding is erected even without a dormer conversion. This allows us to transport all the materials safely through the roof.
Will we need a crane to lift the heavy items into the loft?
Almost all loft conversions require a crane/ hoist to lift the heavy steels and materials into the loft. All crane hire costs are included in our quotation.
